POSITION TITLE: Maintainer III-Custodial - 2nd Shift (on-site)

GENERAL STATEMENT OF DUTIES AND RESPONSIBILITIES:
Supervises and assists in the performance of general janitorial or custodial work in connection with cleaning of a building or an assigned area within a building or a group of buildings; performs related work as required.
SUPERVISION RECEIVED:
Incumbents of positions at this level receive general supervision from employees of higher grade (directly to Building Maintenance Supervisor I and indirectly to Head of Custodial Section), who provide instruction and policy guidance, assign work and review performance through conferences and reports for effectiveness and compliance with established standards.
DIRECT REPORTING STAFF:
Incumbents of positions at this level exercise direct supervision (i.e., not through an intermediate level supervisor) over, assign work to and review the performance of 1 – 15 Maintainer II’s or other employees of lower grade.
THEIR STAFF:
Incumbents of positions at this level exercise indirect supervision (i.e., through an intermediate level supervisor) over 16 – 35 service and/or maintenance personnel.
DETAILED STATEMENT OF DUTIES AND RESPONSIBILITIES:
- Plans and lays out work schedules of subordinates
- Supervises and assists in cleaning offices, rooms, corridors, and other spaces of a state-owned or state-operated building
- Supervises and assists in the washing of windows, woodwork, toilets, lavatories, washrooms, and fixtures; dusting, cleaning, and polishing of furniture, shelving, etc., cleaning waxing, polishing and buffing of floors, vacuuming and cleaning of carpeted floors
- Supervises and assists in the emptying of waste receptacles and the cleaning of same
- Coordinates, supervises, and assists in the moving of furniture
- Supervises and assists in setting up premises for special events, including transportation of chairs, tables, and related materials, physically arranging same
- Supervises and assists in changing various types of light bulbs inside of building, as well as the exterior perimeter of state buildings
- Supervises and assists in keeping outside area adjacent to building entrances in an orderly condition by sweeping and picking up rubbish and leaves and by cleaning away snow and ice
- Locks and unlocks premises and performs other similar security tasks
- Requisitions cleaning and janitorial supplies and equipment
- Supervises the delivery and issuing of janitorial supplies and equipment to cleaning staff
- Maintains general janitorial records, makes required maintenance and building custodial reports and verifies daily attendance records of subordinates
- Trains employees in cleaning and building custodial operations and evaluates subordinates’ work performance on a weekly basis
MINIMUM ENTRANCE REQUIREMENTS:
Applicants must have at least (A) two years full-time, or equivalent part-time, experience in building custodial or institution housekeeping work; or greenkeeping, landscaping, groundkeeping, park maintenance or tree maintenance work, of which (B) at least one year must have been in a supervisory capacity, or (C) any equivalent combination of the required experience and the substitutions below:
Substitutions:
I. An Associate’s or higher degree with a major in forestry or landscape architecture may be substituted for a maximum of one year of the required (A) experience. *
*Education toward such a degree will be prorated on the basis of the proportion of the requirements actually completed.

- Knowledge of the procedures followed in pruning and cutting trees.
- Knowledge of standard storekeeping methods and practices, including the receipt, storage, issuance, and delivery of varied stock items, including perishable goods.

- Knowledge of the types and uses of materials handling equipment used in storekeeping.
- Knowledge of the standard methods and techniques for handling hazardous products and fragile, durable, and perishable goods.

- Knowledge of the principles and methods of inventory control of supplies and equipment.
- Knowledge of standard procedures, methods and materials used in packaging materials and supplies for shipment.

- Knowledge of safety practices and procedures followed in building maintenance, custodial, groundskeeping and storekeeping work.

- Knowledge of the standard procedures followed in the storage of building custodial and cleaning materials
- Knowledge of the methods and techniques used for the security of buildings and property
- Skill in the use of small hand tools used in building maintenance, such as pliers, hammers, wrenches, etc.
